The new office building, Termini, located at Arkle Road in Sandyford is the new office building by Reddy A+U delivering some of the largest open plan floor plates to the business park where an increasing number of major international technology and finance companies are choosing to locate their suburban campuses.
Termini occupies a prominent site fronting onto the Luas tram line into Dublin City. The prominence of the site provides high visibility for the building and the local authority sought a design for a ‘building of note’ at this location in the Business Park. The building is located between two stops on the Luas tram system and acts as a gateway into the Business Park for those arriving by public transport. The massing of the building is articulated to address the public transport entry to the Business Park with its primary façade and three protruding fingers of office accommodation create an arcade to shelter pedestrians whilst also creating an entrance experience.
The building is designed to the highest international standards of office design and provides large office floor plates with multiple options for tenant fitout on the large floor plates. The 2.9m floor-to-ceiling heights and fully glazed façades provide expansive views to the north over the southern suburbs of Dublin to Dublin Bay. The 28,000 sq.m. gross internal area of building is designed to LEED Gold standard and completed to a Cat A standard of fitout.
